How to Price Vacant Land
By Kaspar Caldwell, REALTOR®, Keller Williams · Updated 2026-10-22
The factors that matter most
Five things drive most of a land price: legal access and road frontage, usable acreage, utilities within reach, timber or open ground, and restrictions. Two tracts with the same acreage can be priced far apart because one has paved frontage and power at the road while the other is landlocked.
Price per acre is a starting point, not an answer
Small lots near town often bring a much higher price per acre than large rural tracts. Comparing a 2 acre home site to a 200 acre timber tract on price per acre alone will mislead you. Compare like with like: similar size, similar access, similar ground.
Use real comparable sales
The best evidence is what similar land nearby actually sold for recently, not what sellers are asking. A land agent can pull comparable sales and adjust for access, timber and utilities. That review is a pricing opinion, not a licensed appraisal.
When to hire an appraiser
For estate settlement, divorce, tax disputes or lender requirements, you may need a formal appraisal from a Mississippi state-licensed appraiser. A real estate agent's market review does not replace one.
