Land Prices per Acre in Mississippi
By Kaspar Caldwell, REALTOR®, Keller Williams · Updated 2026-10-22
There is no single Mississippi price per acre
Asking prices per acre vary widely with location, size, access and ground quality. A half acre lot in town and a 100 acre timber tract both have a price per acre, but the numbers mean very different things. Always compare tracts of similar size and character.
Size pushes per-acre price in opposite directions
Smaller tracts usually carry a higher price per acre because more buyers can afford the total price. Larger tracts usually cost less per acre but more overall. When you see a per-acre figure, ask what size tract it came from.
What raises the number
Paved road frontage, power and water at the site, open pasture or cropland, mature timber, creek or pond frontage and proximity to town all tend to raise per-acre prices. Landlocked access, floodplain, and no utilities tend to lower them.
