The Mississippi Land Closing Process

Under contract
A land sale starts with a written purchase agreement covering price, earnest money, closing date and any contingencies such as financing, survey or perc test. Earnest money is typically held by the closing company or a brokerage trust account.
Title work
The title company or closing attorney searches the land records for liens, unpaid taxes, easements and ownership gaps. Title insurance is available and commonly purchased; your closer can explain the options.
Survey and inspections
If the contract calls for a survey, a licensed surveyor completes it during the contract period. Buyers may also order a perc test, timber cruise or soil review depending on how they plan to use the land.
Closing day
At closing the parties sign the deed and settlement statement, funds are disbursed, and the deed is recorded with the county chancery clerk. Remote closings by mail or electronic signature are common for out-of-area owners. A Mississippi real estate attorney or title company can walk you through the exact steps for your sale.
